Real estate law is the name given to the branch
of civil law that covers rights to possess, use, and
enjoy land and the permanent manmade additions
attached to it. This includes the capacity to hold
interests in real property, permissible interests in
real property, relations between owners, relations
between owners and the community, landlord and
tenant relations, the transfer of interests in real
property, and real property financing, including
deeds and mortgages. Real estate transactions, such
as purchases, sales, and leases, are governed by a
wide body of federal and state law, and the
requirements established by state law often differ
from state to state.

REAL ESTATE
Members of the firm have
extensive experience advising clients on
residential and commercial real estate sales and
leasing, real estate development projects,
subdivisions, and with planning, zoning, and
environmental issues. As part of our real estate
practice, we provide advice for clients on
purchase and sale agreements, perform title
searches, obtain title insurance policies,
represent buyers, sellers and lenders at real
estate closings, and advise clients on
tax-saving strategies. We also provide advice to
both commercial and residential landlords and
tenants on their rights in the landlord/tenant
relationship. In addition, the firm advises
condominium associations and condominium unit
owners in the implementation of condominium
by-laws and regulations, and with other issues
that arise in the condominium form of ownership.

ESTATE PLANNING, ELDER LAW,
TRUSTS, AND PROBATE
The firm provides experienced
services in writing Wills and Trusts, in
providing Asset Protection Planning and in
drafting other documents that make a client's
wishes clear. When drafting Estate Plan
documents, the goal of the firm is to ensure
that a client’s property is distributed on their
death in accordance with their wishes, while at
the same time minimizing taxes, legal expenses
and other costs. Members of the firm are also
experienced in handling the Probate of clients'
estates, and advising trustees regarding their
duties in carrying out the terms of trusts.

MUNICIPAL AND ADMINISTRATIVE
LAW
Our attorneys frequently
represent clients in applications to local
Zoning Boards of Review, Planning Boards, and
Historic District Commissions in obtaining
variances and other relief from zoning
restrictions. The firm also has experience
representing clients objecting to improper land
uses that affect the enjoyment or value of a
client’s property before both local boards and
in Court, if necessary. The firm also has
successfully represented many property owners
seeking relief from excessive City or Town
property taxation. In addition, the firm has
many years of experience representing clients
seeking solutions to problems on a variety of
local issues before local City and Town
Councils.

PERSONAL INJURY
The firm provides experienced,
aggressive representation of people injured in
automobile or other accidents and by medical
malpractice. We provide legal counseling
immediately following the injury through initial
settlement negotiations, filing of suit,
arbitration and trial, if necessary. For
personal injury matters we provide a free
initial consultation and there is no fee unless
the client obtains compensation.
