| The property management division at
Newport Real Estate provides asset and property management services in
Newport RI and surrounding areas. |
| We handle all faces of management
including leasing, maintenance and tenant relations. |

| We are a real estate consulting group
and started the property management division to serve our investors and
clients from out of state. |
| |
| Property owners in RI have to comply
with certain regulations including the following but not limited: |

1.) Out of state landlord must have a
designated agent in RI
2.) Owners of multiple units must provide property lead safe
certificates
3.) Rental properties must be registered with the city of Newport - If
the property is located in Newport
4.) Regulations vary by town - We coordinate to meet all local
regulations accordingly.

| The purpose of this property analysis
is to determine the right maintenance plan: |
| |
| Ongoing maintenance: We provide
maintenance and engineering services to preserve the physical property,
this includes painting, landscaping and service call for an systems if
necessary. |
| |
| Spring Season: We coordinate with our
landscaping vendor to have the yard and store areas cleaned up in order
to get the property ready for the summer. |
| |
| Spring, Summer and Fall: We coordinate
with our landscaping vendor to have lawn mowed as needed ( twice /
month) |
| |
| Fall Season: We coordinate yard and
storage areas clean up, we include gutters cleanup this time of the year
to prevent water leaks and winter damage due clogged gutters. In the
fall, we also coordinate schedule service for the furnaces and hot water
systems as needed. |

| Winter Season: During the winter we
coordinate with our snow removal vendor to have snow cleaned up as
needed, the price for this service is per time and it varies according
to property size. For vacant properties, we set up a weekly check up to
make sure that heating and electrical systems are working appropriately,
we also inspect sinks and toilets for water leaks. |

| Vendor Management: We ensure complete,
consistent, and reliable performance by third party service providers
and contractors. |
| |
| Leasing and Occupancy: We target
dependable and responsible tenants trough effective marketing and
screening in pursue of maximum occupancy levels. |
| |
| Rent Collection - We can coordinate rent collection and have it
deposited into a designated account. |
| |
| When units become vacant, we
coordinate with our vendors to have the units completely cleaned up and
prepared for rent for the following tenant. |
