Preparing your property for rent:
Paint - This is one of the
easiest remedies to any apartment or house. An apartment
should be repainted every two to three years. It is also a
good idea to keep all of the walls one uniform color and not
allow tenants to re-paint, because you will always have a
reference point of what the place looked like when they move
out.
Carpets & Hard surfaces -
All carpets must be professionally cleaned and all hard surfaces
mopped.
Blinds - All blinds must be
cleaned, broken ones should be replaced. Blinds are not
expensive, and make a huge difference.
Lighting - Old lighting
fixtures can make a place look old and uncared for. New
lighting fixtures are inexpensive and can give your place a
quick face lift.
Bathroom - New fixtures,
vanities, towel rods, toilet paper holders, and in some
cases, a new toilet or sink should be appraised every time
that a tenant moves out.
Kitchen - This is one of the
most important areas. All appliances must be in good working
condition; cabinets and counter tops must be in good shape
and cleaned, floor and tile should be up to date.
Heating
systems - Heating systems should be cleaned and
serviced by a professional annually.
Doors and
windows - All windows and doors
must be on working conditions, all knobs should work and
still lock. One other thing to check with the windows is
whether the paint is chipping. Chipping paint at windows is
one of the most common sources of Lead Poisoning.
